How did the Westside market perform over 2013?

2013 was a turbulent but good year as far as the Westside real estate market is concerned. This is reflected in the data collected below. One of the metrics we use to gauge the market is the sales/listings ratio (or the absorption rate). The higher the ratio, the better the absorption rate and the higher the probability of selling. A sales ratio below 15% reflects a ‘Buyer’s Market’, 15-20% is a ‘Balanced Market’ and above 20% is a ‘Seller’s Market’. The sales ratio shows us starting the year slowly in a Buyer’s Market, with a dramatic improvement through spring to a peak market in May (ironically paralleling the May 14th provincial election results). Many consumers breathed a sigh of relief and confidence came back to our marketplace. Our typical drop in activity over summer (holidays) is followed by a constant and healthy strengthening of absorption, shooting into a Seller’s Market by the end of September. For all intents and purposes our market has returned with a vengeance. The local pent-up demand coupled with renewed off shore activity is fuelling the strong market recovery. Early 2014 looks to be the perfect opportunity for sellers to take advantage of a strong and healthy market to sell in.
